The majority of building projects, no matter how easily planning permission was obtained, must comply with The Building Regulations. The Building Regulations ensure that your proposal is safe and structurally sound. The process is intended to protect you and anyone else who will use the building. In order to obtain a full-plans approval, a set of detailed drawings including proposed plans, elevations and various cross sections, together with a building specification should be prepared and submitted to either the local authority or approved building inspector. These  will then be checked for compliance against the following areas:

  • Structure
  • Fire Safety
  • Site Preparation and Resistance to Moisture
  • Toxic Substances
  • Resistance to the Passage of Sound
  • Ventilation
  • Hygiene
  • Drainage and Waste Disposal
  • Combustion Appliances and Fuel Storage Systems
  • Protection from Falling, Collision and Impact
  • Conservation of Fuel and Power
  • Access and Facilities for Disabled People
  • Glazing – safety in relation to impact, opening and cleaning

A decision normally takes 5-6 weeks from submission. Building Regulations drawings will be done to a level at which a builder will be able to provide a quote for the work and build directly from.
